Your Luxury Real Estate Checklist – A Tale of Two Houses Part 3
In the third in my series of four videos dealing with staging vs. market preparation, I will give you a plan to create your own market preparation checklist.
Begin with a list of common easy to see and remedy items as you drive up, walk up to and enter the property. Observe every aspect of the house, including:
1. The view from the car as you drive up
2. The view of the front door as you approach as well as all you see along the walk.
3. Foyer, living room, dining room, family room, bedrooms, bathrooms, basement, attic and garage.
4. Walk around the exterior of the property and create a checklist based on your observations.
Come up with three or more items in each of these categories and rooms and you will quickly develop a check list that will help your sellers maximize their exposure to the markets.
It is my strongly held conviction that a fully executed marketing checklist will add two to four points of sales price to a listing. Not only will this differentiate you from your competition, it will help you sell any extra points of fee between yourself and your competition.
