Frozen Luxury Assets

Spring is here, April is almost here and the snow is almost gone, but not quite.

I can’t help but be reminded of a metaphor I heard my real estate friend Nikki refer to: “frozen assets”.

Frozen assets take two forms:

1. Homes in your listing inventory that have not sold
2. Buyers in your pipeline who have not bought.

Go over both of these lists and ask the following questions:

1. Frozen Listing Assets

– Which of your listings could sell in the next 30 days?
– What has to happen for that sale to occur?

Price?
Ease of showing?
Condition issue resolved?
Motivation?

Now let’s look at your buyer pipleline:

2. Frozen Buyer Assets

– Which of your buyers could buy in the next 30 days?
– What has to happen for a purchase to occur?

Focus on the task
Assess motivation
More market data to get comfortable with the market and value
Other?

    This is one of your most motivating messages since you showed us the little sand pipers running around on the shore during a cold, nasty day as you peddled along. Your message then was to stay away from the doom and gloom talk at the water cooler….. get out and just “do business !” Now today’s great idea of assessing our “frozen assets” using the backdrop of your mountains of snow that have blanketed your area for a couple of weeks. Excellent…… you are in top form ! Thanks so much!
