Over the past five sessions, we have covered many ideas and techniques that can make us better negotiators. As a result, you should now have a listing, or two, or three or more.

Now, you actually need to keep your listing until it sells. In many parts of the country, where listings can sell in a day or so, this may not seem like a daunting task. Believe it or not though, there are luxury areas in the USA where homes over $5 million are staying on the market for a year or more.

Today, we begin a series on keeping the listing. In my own market, it is not uncommon to see listings active for upwards of a year or more. How do we keep sellers with us until they sell?

The one word answer is: Communication.

We will talk about why a show slip should actually be a marketing confirmation form. I will also disclose my system for organizing, storing and sharing the marketing confirmation with the seller.

    If you ask me I’d say that I reach out to my Sellers at least 2-7 times a week….
    But if you ask my Seller I am sure the would say it ‘feels’ like once a month.
    Funny how that works.

    The Marketing Confirmation Form is an awesome idea! I currently have a methodology to “touch” each active client weekly in some way and communicate immediately after showings with any feedback available, knowing they wait with baited breath.

    However, this idea of leaving the form behind is a great one and so helpful after 6 months when the question comes up-“what have you done for me lately?”

    Changing text in the listings, talking to potential prospects, re-arranging pictures – these things seem small to us but are definitely time spent on their behalf!

    Thank you for today’s TERRIFIC, info packed message ! You nailed it when you focused on the key to keeping a listing…… yes, it is communication. Your 3 minute message was GOLD

    I am fired up and have made a new goal to set up a marketing confirmation form, add the scanner app and let my clients know what I am doing for them !

    I look forward to your next week session to help me think of something to say when there isn’t anything new to say ! Keep at it…….this is GOOD stuff !
